Florida Real Estate Shows Continued Momentum in 2026

Florida’s real estate market has shown encouraging momentum throughout 2026, with sales activity continuing to improve compared with last year. While conditions vary by market and price point, statewide data points to a housing market that has become increasingly active as the year has progressed.

According to the latest data from Florida Realtors, July marked the 11th consecutive month of year-over-year increases in closed sales for both single-family homes and condo and townhouse properties. Single-family home sales were up 5.1% from July 2025, while condo and townhouse sales increased 11%. New pending sales for single-family homes also rose nearly 2.5% year over year, marking the 12th consecutive month of growth.

Home prices have remained resilient as well. The statewide median sales price for an existing single-family home reached $425,000 in July, up 3.7% from the same month last year. The median price for condo and townhouse properties was $295,000, unchanged from July 2025.

Inventory has also shifted compared with a year ago. Single-family home inventory was nearly 13.5% lower in July, while condo and townhouse inventory was down just under 13%. Even with fewer properties available than a year ago, buyers continue to move forward, suggesting that demand remains present across the statewide market.

One of the more notable trends this year has been the continued activity despite mortgage rates remaining elevated. Florida Realtors Chief Economist Dr. Brad O’Connor has pointed to signs of pent-up demand, with some buyers choosing to move forward rather than continue waiting for affordability conditions to return to the levels seen several years ago.

The Florida market is diverse, and local conditions can look very different from one community to another. Still, the statewide numbers provide an encouraging backdrop as the market heads toward fall. Continued growth in sales, rising pending activity and resilient prices all point to a housing market that is gaining momentum in 2026.

For buyers and sellers considering a move, the broader trends are useful context, but local market conditions remain the most important factor when evaluating a specific property or opportunity.
