Closed sales volume followed a similar pattern, with $121 million closed in June, $105 million in September, $91 million in October, $83 million in November, and a strong finish at $132 million in December. January is currently projected to close at approximately $100 million. These figures reflect a market that continues to move forward as buyers and sellers adapt to a more balanced environment.
One of the most meaningful shifts in 2025 was the rise in available inventory. Active and pending listings grew from 552 in January 2025 to more than 800 by late spring, settling in the mid-700s through the second half of the year and closing December at 775 listings. January 2026 opened with 776 active and pending listings, signaling that increased selection remains a defining feature of the current market. For buyers, this translates into more choice, less competition, and stronger negotiating opportunities. Inventory growth was visible across both Pinellas and Hillsborough counties. In Pinellas County alone, January 2025 recorded approximately 2,866 active single-family homes and 2,537 active condominiums, with mid-year inventory exceeding 4,000 active homes and more than 3,200 condos. Hillsborough County showed similar expansion, beginning January 2025 with roughly 3,843 active single-family homes and 851 condos, and approaching nearly 5,000 active homes during the summer months. Pending sales remained steady throughout the year in both counties, indicating that serious buyers continue to transact even as they take a more thoughtful and strategic approach.
